The former LA Fitness-Esporta / Future Club Studio building at 100 Cedar Avenue is up for sale again!
The building is listed for $17.7 million, with the building fully occupied by the soon-to-open Club Studio! The property sold less than a year ago to an Arizona-based developer for $4.5 million. The property sale will not affect the new gym's opening. They are expected to open this spring, featuring the large gym with boutique studios inside. The gym will have stretch, pilates, cycling, yoga, and more when they open this spring. The area has seen an uptick in development in the last year. Fornarelli's Ristorante, a restaurant out of Colchester, has applied for building permits for their new Manchester location! The restaurant will occupy the former Corey's Catsup and Mustard location at 623 Main Street!
The plans for the restaurant show the ground level restaurant, featuring a 22 seat sprawling bar and 45 seat dining room! A lowerlevel speakeasy is planned in the basement of the building, featuring an 8 seat bar, and 50 seat lounge. The speakeasy would be accessed through the rear of the building. The entire building has received a facelift! The second and third level apartments were gutted and rebuilt. The apartments have now been dubbed Silk City Residences. The first level commercial space has been gutted and recombined for the large Fornarelli restaurant! Vito Fornarelli commented back in August when we broke the scoop: 'American fair cuisine with some of our popular Mexican and Italian dishes. We will have a 40ft bar upstairs with tv's for sports games, live entertainment, and we will be doing a unique "speakeasy" bar downstairs in the basement, with craft cocktails and a unique atmosphere. No opening date or timeline has been announced. The plans must still be approved by the building department before construction can begin. The restaurant is part of a Massachusetts chain with over 35 locations throughout New England! BLACKLINE Retail Group represeted the landlord, Winstanley Enterprises, in the deal. The restaurant features typical American fare with a large gluten free menu! They have an Award-winning allergy commitment, with 100% of the main menu being able to be prepared as Gluten-free! AYR Wellness has received zoning approval to open a new cannabis dispensary with a drive thru at the former Starbucks at 185 Spencer Street!
The new dispensary does not plan to make any exterior changes other than the addition of cameras and new signage for the business. The interior will receive a new build out with a new security station and a redesign of the counter. The existing drive thru will be utilized for pre-ordered purchase pick up. The property was sold to the current owners in 2021 for $338,000; an environment clean up and site clearing was completed after the 2021 sale. Gerich's Service Center was located at 1082 Tolland Turnpike, in front of BJ's Warehouse Club. The building was demolished over the summer, with the environmental clean up beginning shortly after. The car wash's special exemption application was rejected by The Planning & Zoning Commission in November due to concerns with potential pollution to pollution, impairment, or destruction of the public trust in the air, water, or other natural resources. The courtcase filed on November 30th alleged the restaurant defaulted on their lease and owe back rent in the amount of $15,000. Toro Buckland LLC, owner of Toro Azteca allege that the mall failed to maintain habitability of the space, including repeated sewage backups. Allegations the mall has denied according to their reply in court. The remainder of the damages sought include future rent for 9 months, the estimated time to find a new tenant for the space, and legal fees. Toro Azteca's lease was to expire in June 2029 according to the court documents. No judgement has been published online at the time of this post. A 'Notice to Quit' was served on the restaurant on December 4th by a CT State Marshal. Did you know Manchester has its own soda shop? Hosmer Mountain Soda is located at 15 Spencer Street! The soda company has been serving up their bubbly beverage since their inception in 1912! The ‘soda shack’ as it’s lovingly called serves your favorite flavors including Cola Red, Orange, Strawberry, Root Beer, Cream Soda, Birch Beer (My favorite), and many more! The soda shop has a line of flavored seltzers and Red Lightning, an energy drink. The soda is produced at their facility in Willimantic; then delivered to this location, as well as their many local partner restaurants and stores! The grocery store closed their former location in East Hartford after the Town of East Hartford bought the ailing plaza. Plans are to demolish the structure this spring, and redevelop the space into a mixed-use development. The store is currently 10% off to celebrate the opening! Key Food Supermarket is coming soon to Manchester! The grocery store will occupy roughly 21,000 square feet at 425 Broad Street, a former Shaw's Supermarket / Save A Lot. Key Food Supermarket was issued building permits earlier this week to begin their renovation of the store. Pizza Mia has transformed the space, adding new paint, flooring, a brand new kitchen, and an updated bar!
